My mortgage request at TD Mortgage was declined because both units of the condominium complex were rented and the condo association did not provide guaranteed replacement cost insurance. Note my condo is located in Ocean City, NJ and it is a second home/investment property.
TD did not have any problems with it being an investment property at first. We provided TD with information on the complex via a condo application that we were asked to complete. So from day one they knew about the same information they used to decline the mortgage yet had us run around for 90+ days re- faxing information that had been sent to them numerous times before. The funny thing about the insurance piece is my insurance is with TD Insurance and they could not provide the requested coverage.
It is fine to decline the application but tell us the rules of the game up front.
Note the orignal mortgage was obtained from Commerce Insurance which was acquired by TD Bank. A very painful experience.
